Moving out is stressful enough without worrying about your security deposit. To help you transition smoothly, we’ve put together this comprehensive guide based on our official 2026 Move Out Instructions.

Follow these steps to ensure you leave your home in great shape and maximize your refund.

The Security Deposit Process

We will send out one single payment to the household within 31 days of your lease end date.


Faster Refunds: 

To speed up the process, request the addendum to sign and provide your bank details for direct deposit.


Paper Checks: 

If you prefer a check, it will be mailed via first-class mail to the forwarding address you provide.


Forwarding Address: 

If you do not provide us with a forwarding address, we will send any future mail to the address you last rented from us and assume you have submitted a change of address with the US Postal Service. 

Maintenance, Repairs & Painting

Walls: 

Remove all marks, but do not spackle nail holes or try to touch up paint. We use licensed contractors for this, and DIY spackling actually incurs an extra charge.


Blinds: 

Clean all blinds thoroughly. Repairs or professional blind cleaning average $20 per blind.


Resident Related Damage:

We will reference the Move-in Documentation form to determine what is resident-related damage. Any repairs will be deducted from the security deposit at an average rate of $75 per hour.


Maximize Your Return

Utilities: 

Keep utilities in your name until your official lease end date.


Automatic Payments:

Cancel any automatic payments you may have scheduled through the online portal. 


Returning Keys:

Please return your keys to our office. Do not leave them in your home.

Don't Forget Your Items

For anything that you are not taking with you, please reference the junk removal companies and donation sites to avoid being charged the disposal fees.

DIY Cleaning:

If you choose to clean yourself, please be thorough. Professional cleaning costs average $65 per man-hour, which can add up quickly.

Blind Cleaning

Clean all blinds thoroughly. 


Repairs or professional blind cleaning average $20 per blind.

Professional Floor Cleaning

D&A, Inc. uses a portion of your deposit to professionally clean carpets.


Do Not hire your own carpet cleaner or use a "Rug Doctor".


Required: You MUST vacuum all carpets and clean hard surfaces before leaving to avoid extra fees.

Mowed, Edged, and Cleared

 The yard, patio and any area that is the responsibility of the resident needs to be maintained. The cost of yard care averages $65 per man hour.
