We know it is important to get the RIGHT resident instead of the FAST resident! Spending time up front and finding the BEST resident for your rental creates a good experience all around, versus one that is stressful and frustrating.
To find the right resident, we require all applicants to take a 360º virtual tour or see the property in person before submitting an application. Oftentimes people think a quick credit check and verifying employment is enough but there’s more to it than that. Our highly trained Leasing Specialists conduct a quality resident screening process that digs deeper.
If there are roommate applications for your property, we review each applicant individually as well as the overall group. We gather extensive information on the following:

- Employment verification
- Criminal history

Collecting rent is easy if you have the perfect resident who pays on time! But what if they don’t? Having someone in your corner who knows the local, state, and federal laws is critical!
We make paying rent easy for residents with the online resident portal that can be accessed 24/7/365. We encourage residents to pay online, which means faster processing, through an ACH bank transfer or with their bank card.
Rent is due on the 1st of month, and is late on the 4th at 11:50pm. Our proven delinquency process begins reaching out to tenants until their balance is paid in full starting on the 2nd of the month. By starting our resident communication immediately after the due date, on-time payments have increased and has helped residents avoid any escalated collection processes. However, in the unlikely event a resident has not paid by the 8th, we will follow Oregon Landlord Tenant law and issue the appropriate notices.

All our vendors are thoroughly vetted, trustworthy and very quick to respond. We coordinate and communicate with the residents and vendors for our maintenance scenarios. Protecting and maintaining your home and your investment is a top priority for us. Our yearly preventative maintenance and inspections are designed to target basic repairs before they become a larger issue.
Maintenance bills and receipts are emailed monthly with Owner Statements and are also available through your online Owner Portal.
