    Pricing the home correctly is one of the most important factors in getting it rented quickly. Overpricing the home will cause the property to rent less quickly, costing you time and money.



    We start with a competitive rental price analysis which combines market data with our professional knowledge of current market conditions to give you the most accurate rental price possible. This will get the home rented fast and for the most that the market will bear. 


    Professional Photos and Video Tours

    We combine high-quality photos with 360º tours to present your rental property in the best light. In our experience, properties that are portrayed accurately online have a higher resident satisfaction. All marketing photos and virtual tours are updated during each and every turn over. 


    Online Advertising Exposure

    We market your property through our industry leading property management software called Appfolio. It then syndicates the listing out to several websites, including all the popular rental sites like Zillow and Trulia.

  • Applicant Screening

    We strive to get your investment rented quickly, and start marketing it as soon as we receive a resident's notice to vacate.  We know it is important to get the RIGHT resident instead of the FAST resident! Spending time up front and finding the BEST resident for your rental creates a good experience all around, versus one that is stressful and frustrating. 


    To find the right resident, we require all applicants to take a 360º virtual tour or see the property in person before submitting an application. Oftentimes people think a quick credit check and verifying employment is enough but there’s more to it than that. Our highly trained Leasing Specialists conduct a quality resident screening process that digs deeper. 


    If there are roommate applications for your property, we review each applicant individually as well as the overall group. We gather extensive information on the following:


    • Previous landlords and rental history
    • Credit check
    • Employment verification
    • Criminal history

  • Rent Collection

    Collecting rent is easy if you have the perfect resident who pays on time! But what if they don’t? Having someone in your corner who knows the local, state, and federal laws is critical!


    We make paying rent easy for residents with the online resident portal that can be accessed 24/7/365. We encourage residents to pay online, which means faster processing, through an ACH bank transfer or with their bank card.


    Rent is due on the 1st of month, and is late on the 4th at 11:50pm. Our proven delinquency process begins reaching out to tenants until their balance is paid in full starting on the 2nd of the month. By starting our resident communication immediately after the due date, on-time payments have increased and has helped residents avoid any escalated collection processes. However, in the unlikely event a resident has not paid by the 8th, we will follow Oregon Landlord Tenant law and issue the appropriate notices. 

  • Maintenance

    We know that a well-maintained home results in quicker rentals, lower turnovers, and in general, happier residents! Through Property Meld, our maintenance management platform, our residents can easily submit any maintenance concerns, with pictures, online with a simple click. Our dedicated Maintenance Supervisor and Coordinators personally review all melds to ensure we dispatch the appropriate in-house or external vendor. 


    All our vendors are thoroughly vetted, trustworthy and very quick to respond. We coordinate and communicate with the residents and vendors for our maintenance scenarios. Protecting and maintaining your home and your investment is a top priority for us. Our yearly preventative maintenance and inspections are designed to target basic repairs before they become a larger issue.


    Maintenance bills and receipts are emailed monthly with Owner Statements and are also available through your online Owner Portal.
