How do I apply for an apartment/duplex/house?
Once you have viewed the apartment/duplex/house you are interested in renting, each adult who will be living in the home needs to fill out an application and pay the application fee.

Do you screen your residents and how much does it cost?
Yes, we review rental history, employment stability, criminal history, public records, and credit history on each prospective resident. There is a $40 Non-Refundable Application Fee per adult who will be living in the home.

How long does the application process take?
The application process takes about 3 – 5 business days to complete. We will reach out to the references you provide us with and as soon as they get back to us we can get back to you. If you would like to speed up the application process you can communicate with your references to return a call, fax or email to us as soon as possible.
Why won’t you rent sight unseen?
We do not rent sight unseen because everyone has a different opinion of nice, quiet, safe and other factors that make people comfortable to stay in their home long term. If you are not in the area, but need to secure housing, you are welcome to have a representative view the home for you, and if you trust their opinion the home will fit your needs, you are welcome to fill out an application. The photos on our website are designed to give people an idea of what our rentals look like, however room sizes and location are best experienced in person so that you find the perfect home to meet your needs.
Will you accept my section 8 housing voucher?
Yes. You will follow the same procedure as any other tenant and bring your housing paperwork with you when you are ready to turn in your applications. When you are ready to start looking for housing you will need your LBHA worker name & phone number, housing limit for each county, utility worksheet and either blue or green sheets. Having this information will help us better assist you with your housing search.
Can I make payment arrangements for the deposit?
We are not able to take payments over time for deposits. All the funds need to be paid prior to move in. Deposits are due within 3 business days of your application(s) being approved.
What is the best part of town to live in?
The best part of town is the part of town that best meets all of your needs. What do you need to be living near? Your employment? Your school? Daycare for children?
How much does it cost to move in?
The pro-rated rent, refundable security deposits all need to be paid prior to moving in.
How is pro-rated rent calculated?
We pro-rate our rent calculated on a 365 day calendar year.
Current Rent X 12 (months) = Amount per Year
Amount per year / 365 (days) = Amount per Day
Amount per day X Number of days responsible = Pro-Rated Amount
Example. A tenant pays $895 monthly and the rent starts on the 16th of the month
$895 x 12 = $10,740
$10,740 / 365 = $29.42
$29.42 x 16 = $470.79 Pro-Rated Rent
Do you accept pets? How much does it cost?
We are a very pet-friendly company. Each available rental on the daily listing will give details on what kind of pet will be accepted at each unit. $250 per pet for pets under 15 pounds and $350 per pet for pets over 15 pounds. $25 per pet per month Pet Rent. We do not accept any pets with a history of aggressive, violent or threatening behavior. ALL dogs need to come into our office for a pet interview prior approval. Why do I need Renter’s Insurance? How much does it cost?
Renter’s insurance covers your clothing and furniture in the event of fire, theft or damage resulting from other perils. Renter’s insurance is very inexpensive. Call the office today for additional information.
Will I get new locks when I move in?
Yes. We will give you information about the procedure for getting your locks changed when we go over your rental agreement.
I want to move out, what do I do?
You must give us a 30-day notice in writing; verbal notice is not acceptable. You can print a 30-day notice form off the website or you can come down to the office and fill one out. Please be sure to include your forwarding address.

I want to move out but my roommate wants to stay, what do we do?
The most basic answer is, we just need to get some paperwork from you. You and your roommates need to fill out the Addendum to Rental Agreement to Add/Remove Resident(s). This agreement removes you from the rental agreement and any liability. All roommates have to agree to this arrangement and sign the form. Call the office for additional information.
What day is my rent due?
Your rent is ALWAYS due on the 1st of the month and late on the 5th at 5:00 pm. We have a $100 late fee.
How do I set up the Utilities before I move in?
You need to setup your utilities prior to moving in and provide the front desk with the account numbers. See the Utility Information & Other Important Numbers PDF for the contact information.
Do you go through the home with me after move in to go over the condition of the unit?
We do not go with you when you first move in and note the condition of the unit. We do however give you an Inventory Condition of Unit Check In sheet for you to fill out and make notes.
This form needs to be returned to the office within 2 weeks of move in. You are welcome to take pictures and email or bring them to our office as well.
